The short version. This website sets no cookies and runs no advertising trackers. We collect the information you choose to send us, such as your name, contact details, and property information, and we use it to respond to you and provide our services. We do not sell personal information or share it for targeted advertising. You can ask to see, correct, or delete your information at any time.

3. How we use information

  • To respond to your questions and schedule, confirm, or reschedule appointments.
  • To prepare proposals and provide the services described in a signed agreement.
  • To evaluate rental applications under our written screening criteria.
  • To manage leases, collect rent, coordinate maintenance and renovations, and report to property owners.
  • To keep accounting and tax records and to meet legal obligations.
  • To protect the security of our website, our clients, and our business.

We do not send marketing emails or text messages unless you ask to receive them. We do not use automated decision-making that produces legal effects about you without human review.

4. How we share information

We do not sell personal information, and we do not share it for cross-context behavioral or targeted advertising. We share information only with these categories of recipients, and only as needed:

  • Service providers: Cloudflare (website hosting and security), Cal.com (online appointment scheduling, only if you use it), Google (email service and web fonts), and our accounting and document storage providers. They may use the information only to provide services to us.
  • Consumer reporting agencies: to obtain credit and background reports on rental applicants who authorize it in writing.
  • Property owners: information about applicants and tenants of the owner's own property, as needed to manage it.
  • Contractors and vendors: the minimum needed to complete work, such as a tenant's name and phone number to arrange access for a repair.
  • Professional advisers: attorneys, accountants, and insurers, under duties of confidentiality.
  • Legal and safety: when required by law, court order, or subpoena, or to protect the rights, property, or safety of any person.
  • Business transfers: to a successor if our business is sold or reorganized, subject to this policy.

5. Cookies, tracking, and Do Not Track

This website does not set cookies and does not use analytics, advertising, or social media tracking pixels. Three things are worth knowing:

  • Accessibility settings. If you use the accessibility button, your display choices are saved in your own browser's local storage so they apply on every page. That information never leaves your device.
  • Web fonts. Our fonts are delivered by Google Fonts. Your browser connects to Google to download them, which shares your IP address with Google under Google's privacy policy.
  • Online scheduling. The Cal.com scheduler on our booking page loads only when you click to show available times. Once loaded, Cal.com may set its own cookies and receives the details you enter, under Cal.com's privacy policy.

Our hosting provider, Cloudflare, may set a strictly necessary security cookie to filter malicious traffic, and may provide us with aggregate, cookie-free visit counts. No third party is permitted to collect personal information about your activity on this website over time and across other websites, apart from the services named above when you use them.

Do Not Track and Global Privacy Control. We do not track visitors across websites or sell or share personal information, so we treat every visitor as if they had opted out. Browser Do Not Track and Global Privacy Control signals therefore require no change in how we operate, and we honor them as an opt-out of any sale or sharing.

6. Rental applicants and tenant screening

We obtain consumer reports only with an applicant's written authorization and use them only to evaluate the application, as the federal Fair Credit Reporting Act permits. If we deny an application, require a co-signer or larger deposit, or take other adverse action based in whole or in part on a consumer report, we will provide a notice that names the consumer reporting agency, explains that the agency did not make the decision, and describes your right to a free copy of the report and to dispute inaccurate information.

Screening decisions follow written criteria applied equally to every applicant, consistent with federal and Delaware fair housing law. See our fair housing commitment.

7. How long we keep information

  • Inquiries and appointment requests that do not lead to an engagement: up to 2 years, then deleted.
  • Client, lease, and accounting records: for the length of the relationship plus 7 years, to meet tax, accounting, and legal requirements.
  • Applications and screening reports: for 3 years after the decision, to document fair and consistent treatment, then securely destroyed. Consumer reports are disposed of using methods that prevent reconstruction.
  • Hosting security logs: kept by Cloudflare for a limited period under its own retention schedule.

8. How we protect information

We use reasonable administrative, technical, and physical safeguards, including encrypted connections (HTTPS) for this website, access limited to people who need it, secure storage for signed documents, and reputable service providers. No method of transmission or storage is completely secure. If a breach of security affects your personal information, we will notify you and the appropriate authorities as Delaware law and other applicable laws require.

9. Your privacy rights

You may ask us to:

  • Confirm whether we hold personal information about you and give you a copy of it.
  • Correct inaccurate information.
  • Delete information you provided or that we hold about you.
  • Stop any non-essential communication.
  • Opt out of any sale, sharing for targeted advertising, or profiling. We do not engage in these practices, but we will record your choice.

We extend these rights to every visitor and client, including those covered by the Delaware Personal Data Privacy Act and similar state laws. To make a request, use our privacy request page, email [email protected], or call 302-740-4266. You may also review and request changes to the information you have provided at any time using the same methods. We may ask for information to verify your identity before acting, and an authorized agent may submit a request on your behalf with proof of authority.

We respond within 45 days. If we need more time, we will tell you why, and the total will not exceed 90 days. Some information must be kept to meet legal obligations, such as tax records or records of a current lease, and we will explain if that applies. We will not discriminate against you for exercising any of these rights.

Appeals. If we decline your request, you may appeal by replying to our decision with the word "Appeal." We will respond in writing within 60 days. If you are not satisfied with the outcome, you may contact the Delaware Department of Justice, Consumer Protection Unit.

10. Children

This website and our services are intended for adults. We do not knowingly collect personal information from children under 13 through this website. If you believe a child has sent us personal information, contact us and we will delete it.

11. Changes to this policy

We may update this policy from time to time. When we do, we will post the new version on this page and change the effective date at the top. If we make a material change to how we use personal information we already hold, we will notify affected clients directly by email or mail before the change takes effect.
