Renovations & Home Improvement

Renovations and repairs, planned and documented

From a fast turnover between tenants to a full value-add renovation, we scope the work in writing, coordinate licensed and insured contractors, and hand you the paperwork at the end.

What we coordinate

Improvements that pay for themselves

Every project starts with one question: will this raise rent, value, safety, or tenant satisfaction enough to justify the cost?

Make-Ready Turnovers

Cleaning, paint, repairs, and safety checks between tenants so the unit is rent-ready quickly.

Repairs & Maintenance Projects

Roofing, plumbing, electrical, HVAC, and other repairs too large for a routine work order.

Kitchen & Bath Updates

Cabinets, counters, fixtures, and finishes chosen for durability and rental appeal.

Flooring, Paint & Finishes

Durable, easy-to-clean materials that hold up between tenants and photograph well.

Room Conversions

Turning unused space into a rentable room, built to code with the required exits, smoke alarms, and permits.

Inspection & Code Repairs

Correcting items found in rental inspections, home inspections, or code enforcement notices.

Exterior & Curb Appeal

Siding, porches, landscaping, lighting, and entry improvements that make a strong first impression.

Accessibility Modifications

Grab bars, ramps, wider doorways, and other changes that help residents with disabilities live safely.

Our process

Four steps, all in writing

  1. Walkthrough and goals

We visit the property, photograph current conditions, and talk through your budget, timeline, and goals.

  2. Written scope and estimate

You receive a detailed scope of work and estimate. You approve it in writing before anything is scheduled.

  3. Permits and scheduling

We confirm which permits are required, make sure they are obtained, and coordinate access with tenants.

  4. Documented completion

Work is inspected on completion. You receive before and after photos, invoices, lien waivers, and warranty details.

Your project file

The paperwork you keep

A renovation is only as good as its records. When a project closes, you have everything you need for insurance, resale, taxes, and future repairs.

  • Signed scope of work and approved estimate
  • Contractor license and insurance certificates
  • Permits and inspection sign-offs, where required
  • Change orders, each approved in writing
  • Itemized invoices and proof of payment
  • Lien waivers from contractors and suppliers
  • Before and after photos
  • Product warranties and care instructions
