Documents, checklists, and fair housing

Good property management runs on good paperwork. Use these checklists to get organized, whether you own the property, want to rent it, or already live there.

For property owners

What to gather before your consultation

You do not need every item to book a consultation. The more you bring, the more specific our recommendations can be.

  • Proof of ownership, such as the deed or settlement statement
  • Current leases, addenda, and any written tenant agreements
  • Rent roll or tenant ledger, including security deposits held
  • Landlord insurance declarations page
  • Recent property tax and utility bills
  • Mortgage or escrow details, if taxes or insurance are escrowed
  • HOA or condominium rules and management contacts
  • Any rental license, registration, or inspection report your city or county requires
  • Appliance list, warranties, and service contracts
  • Keys, codes, and access details

For rental applicants

Applying for a home we manage

We give every applicant the same written screening criteria before they apply, and we apply those criteria the same way to everyone.

Have these ready

  • Government-issued photo ID for each adult applicant
  • Proof of income, such as pay stubs, an award letter, a benefits statement, or a voucher. We consider all lawful sources of income.
  • Rental history, with contact details for current and past landlords
  • Signed authorization for a credit and background check

For current tenants

Maintenance, emergencies, and notices

Routine requests

Call 302-740-4266 or email [email protected] with your address, a description of the problem, and photos if you can. Every request is logged.

Emergencies

Call right away for an active water leak, no heat in cold weather, a sewage backup, an electrical hazard, or a lockout.

If you smell gas or see fire, leave the building first. Then call 911 and your gas utility from outside.

Notices and your lease

Except in emergencies, we give advance notice before entering your home, as Delaware law requires. Every new tenant receives the Delaware Attorney General's summary of the Landlord-Tenant Code with their lease.

Equal housing opportunity

Our fair housing commitment

Crystal Gold Management Corporation is committed to equal housing opportunity. We do not discriminate on the basis of race, color, national origin, religion, creed, sex, sexual orientation, gender identity, marital status, familial status, age, disability, or source of income, or on any other basis protected by federal, Delaware, or local law.

We provide reasonable accommodations in our rules and services, and we allow reasonable modifications to a home, for people with disabilities. To ask for one, contact us by phone or email. We will respond in writing.

Owners who hire us agree to follow these same standards. We will not carry out an instruction that would violate fair housing law.
